Ashdown Cottage is situated at the top of Townhill in the historic village of Bramham. The three reception rooms and three bedroomed property was originally built around 1730, modernised and extended in 2008. The current kitchen was fitted in 2017. Electricity and Gas service the property, heating via a gas powered combination boiler. EPC is ā€œCā€, improving from the previous ā€œDā€ with the use of internet heating controls. Internet connection is via fibre with connection speeds up to 1Gb available. Outside, the property has off road gated parking for two average sized cars and a single garage for a third. A secluded private garden includes flower beds, a centre grassed area, a stone built storage shed and a timber garden room. Entrance to Ashdown Cottage is from the driveway into the entrance hall off which is a utility area with space for a fridge freezer, washer and dryer. The ground floor layout is currently a lounge, dinning room, tv/music room and kitchen. Access to the first floor is by staircase in the dinning room to the three bedrooms and house bathroom. The main bedroom has a large ensuite containing two basins, walk-in shower and bath. The main bedroom has a convenient walk-in wardrobe. The village of Bramham has excellent road connections given its location next to the A1M. Bus services to Wetherby, Leeds and Harrogate pass through the village. Garforth is the nearest train station. Bramham enjoys the normal range of community activities with three community facilities, a doctors surgery, a primary school and CofE Church. The single currently open and popular village public house, "The Swan", is also on Townhill. For very active gardeners the village has two large allotment areas. Bramham has a Post Office and convenience store. Larger shops are found in Wetherby, Tadcaster and Garforth. Beyond the village is open countryside crossed by numerous footpaths for walks, cycling etc. Residents of Bramham are currently able to access preferential tickets to Leeds Fest held in late summer at Bramham Park. Bramham Park also hosts an annual three day eventing competition. Slightly further afield York, Leeds and Harrogate are centres for shopping and entertainment.
